Coliving vs Airbnb vs a Furnished Apartment: What a Month in Mexico City Really Costs
NOMADA · 3 min read

The real monthly cost of coliving, an Airbnb and a furnished apartment in Mexico City, including the hidden costs on each side and which suits which kind of stay.
For one person staying a month in central Mexico City, coliving runs about 16,000–26,000 MXN ($900–$1,400 USD), and a furnished one-bedroom in Roma Norte or Condesa about 23,000–44,000 MXN ($1,250–$2,400 USD). The gap narrows once you add the coworking, utilities and cleaning that coliving already includes. For couples, the apartment usually wins. For solo stays under three months, coliving usually does.

Run the whole month, including food, transport and utilities, and the totals come closer still: roughly 24,100–39,500 MXN in coliving against 28,800–43,000 MXN with a furnished apartment in a cheaper neighborhood like Narvarte.
What each option really costs you
Coliving. One price covers rent, bills, internet, cleaning and a desk. The costs people forget are the trade-offs rather than the money: shared kitchens, limited coworking hours, quiet hours from about 10pm, and rules on overnight guests.
Airbnb. Convenient and fully private, with monthly discounts that are usually 20–40%. Add the service fee, the cleaning fee and often a separate coworking membership. Mexico City has also tightened short-term rental rules since 2024, so check the host is registered before booking a long stay.
Furnished apartment. The best value for stays of three months or more, especially for couples, but it comes with a deposit, a contract, utility accounts in your name, and often a request for a Mexican guarantor.
Which one suits your stay
- Under a month, alone: coliving, or an Airbnb if you need privacy.
- One to three months, alone: coliving, unless you cook every day and need a proper kitchen.
- Three months or more: a furnished apartment, with a coworking membership.
- A couple: an apartment. Two coliving rooms cost more than one one-bedroom.
- Calls all day: anything with a private room and a door. Check coworking hours before you commit.
The cost of the desk
Whatever you pick, budget for workspace. A monthly hot desk in Mexico City runs about 2,900–4,500 MXN, and a day pass 250–500 MXN. That's the line that most often decides the comparison. See coworking prices by neighborhood.

We're building NOMADA, so read this section knowing we have an interest. It's a fourth option: a private studio or one-bedroom with its own bathroom and kitchen, in a historic building in Mexico City, with a coworking floor, a restaurant, a rooftop bar, a vinyl lounge, a spa and a gym downstairs. It's aimed at people who want an apartment's privacy without giving up a community or paying separately for a desk. It will cost more than a coliving room.
