Monthly Apartments in Florianópolis: Seasonal Prices and Booking Checks

How to find a furnished monthly apartment in Florianópolis, compare real costs, avoid seasonal surprises and choose the right neighborhood.
Monthly Apartments in Florianópolis: Where to Look, What to Pay and When to Book
A month in Florianópolis can feel wonderfully easy once you have a home base: a kitchen, a place to take calls, and a beach or neighborhood you actually enjoy after work. Finding that apartment is the less romantic part. A “monthly rental” might mean a vacation home priced by the night, a furnished studio with a three-month minimum, or a conventional lease with deposits and extra building charges. They are not interchangeable.
The biggest mistake is to compare the headline rent without comparing dates, included costs and location. Summer demand changes the market, and an apartment that looks close to everything on a map may be awkward without a car. This guide explains the main booking routes, shows real published price examples as reference points, and gives you questions to ask before paying. Listings and rates change; the examples below are snapshots, not guaranteed availability or a citywide average.
The quick answer
For a one-month stay with simple online booking, start with Airbnb’s monthly-stay search and filter to the actual part of Florianópolis you want. For a furnished building with flexible contract options, compare Parkside. For a longer stay with local rental terms, look at QuintoAndar and Divid, checking each listing’s minimum term and total charges. Book a short first stay if you have never been to the island, then choose a longer home after seeing the neighborhood.
Four ways to find a monthly apartment
Airbnb and other vacation-rental platforms
Airbnb’s monthly page lets you search furnished places for a month or more, with filters for a kitchen, Wi-Fi and work space. The appeal is flexibility: you can set exact dates, read guest reviews and pay through the platform. That can be particularly valuable when you are arriving from abroad and cannot inspect a place in person.
The drawback is that the advertised monthly rate may reflect the same seasonal demand as a holiday booking. Check the complete price after selecting dates, including cleaning and service fees. Read recent reviews for noise, internet reliability, dampness and whether the host handles problems quickly. Verify that the map pin is in Florianópolis itself rather than somewhere in the wider metropolitan area. The search page includes properties beyond the island, and a low price can be misleading if you would spend your free time commuting.
Furnished apartment operators
Parkside advertises fully furnished apartments in Florianópolis with both seasonal and more traditional contracts. Its published locations include Downtown and Trindade. This is a useful middle ground for someone who wants a private apartment and a more standardized move-in process. Parkside Trindade shows a one-bedroom starting rent on its page, but ask for the quote for your dates and the full set of charges rather than treating a starting figure as an all-in monthly bill.
The main question is what “flexible” means for your stay. Ask about the shortest contract, any deposit or guarantee, utilities, cleaning, bedding, kitchen equipment, visitor rules and cancellation terms. A furnished apartment is only move-in ready if it includes the things your daily life actually needs. If you cook often, ask for a kitchen inventory. If you make calls, request a photo of the desk or table rather than trusting a “work-friendly” filter.
Local rental marketplaces
QuintoAndar’s Florianópolis listings can be filtered for furnished properties and show a total value alongside base rent on individual listings. That distinction matters. One currently indexed furnished one-bedroom Centro listing showed R$2,450 in base rent but about R$3,614 after condominium charges, municipal property tax and listed fees. That one property is an illustration of how add-ons change the bill, not a typical price for all of Centro.
Local leases may involve documents, income checks and longer commitments. QuintoAndar’s own page describes identification, CPF and income documentation for its application process. If you are staying only four weeks, ask whether the specific property will accept your dates before spending time on the application. If you are relocating for several months, the extra paperwork may be worth it for a wider selection and more residential locations.
Subscription and shared-housing operators
Divid lists both individual units and rooms in shared properties around Florianópolis. Individual listings show different terms: a furnished Centro studio currently displays a 12-month figure, while a shared-room listing shows separate three-, six- and twelve-month prices. Read the exact unit page carefully. The same operator may have a suitable three-month room and an apartment that requires a much longer commitment.
If you want a private apartment, filter out “coliving” and shared-room results. If you are open to sharing, compare the total with a coliving property that includes coworking or events. Divid can be useful for local, longer-stay housing, but the headline monthly price does not tell you whether utilities, condominium costs, insurance or cleaning are included. Ask for the amount you would actually pay for your exact term.
What published prices tell us — and what they do not
A small sample of current operator and marketplace pages shows how wide the range can be. Parkside Trindade advertises a one-bedroom from R$3,420. A Divid furnished Centro studio lists a R$3,260 total for a 12-month term. Another Divid furnished apartment near Morro das Pedras lists R$3,920 for a 12-month term, while noting that some other charges may be the tenant’s responsibility under the contract. The QuintoAndar Centro example shows why the total bill can differ sharply from base rent.
These figures are listing examples checked in October 2026, not a rent index. They cover different locations, property sizes, services and contract lengths. A one-month vacation booking in January cannot be priced by taking a twelve-month local lease and dividing it into nights. To understand your actual budget, run the same dates through several platforms and request written quotes for the exact apartment, including all charges.
The seasonal question
Florianópolis is a major summer destination. The regional real-estate council reported the city’s projection of heavy visitor demand for the 2025–26 summer. That does not give us a reliable percentage by which rents rise, but it explains why a beach apartment may be much harder to secure around the summer holidays than on an ordinary autumn week.
If you want to stay through December, January or February, ask whether the landlord is offering a year-round lease or only a term that ends before peak season. Confirm the exact checkout date in writing. If you can travel outside the busiest weeks, compare the same apartment across several date windows. You may find more choice and a calmer daily routine. Do not assume a “monthly discount” removes the seasonal premium; the underlying nightly rate may still be much higher.
Choose the neighborhood before the apartment
Centro makes sense if you want services, appointments and an urban routine. Trindade and nearby central neighborhoods can work for people who want everyday shops and access to the university area. Lagoa da Conceição is a social choice close to the water and eastern beaches. Campeche is a southern beach base with a different pace. Barra da Lagoa suits people whose free time revolves around the coast and surf. Morro das Pedras and other southern areas may feel quieter, though distance to your preferred errands matters.
Do not choose only by aerial distance. Florianópolis stretches across the island and includes the mainland; travel times vary with traffic and season. Open a map at the time you would normally commute to coworking, groceries or a gym. Then check how the route works without a car. If a listing is marketed as “near the beach,” ask whether that means a comfortable walk, a short drive or a route across a busy road. A beautiful apartment in the wrong part of the island can make a month feel smaller than it should.
What to ask before paying a deposit
Request the all-in price for your dates, with rent, condominium fees, municipal property tax where applicable, cleaning, utilities, internet, platform charges and any security deposit separated. Ask when each payment is due and how a deposit is returned. Confirm the minimum term, cancellation policy and what happens if you need to leave early. If an operator offers a promotional monthly rate, ask which term qualifies.
For a remote-work stay, request a recent internet speed result from inside the unit, a photo of the work surface and details of the mobile-phone signal. Ask whether there is air conditioning, a fan, a washing machine, blackout curtains and a proper kitchen. Check whether the building allows visitors, pets or deliveries if those matter to you. Review recent photos or arrange a video call before sending money outside a trusted booking platform.
Brazil’s Urban Tenancy Law defines a seasonal residential rental as a temporary arrangement of no more than 90 days and requires a furnished seasonal contract to describe the furniture and its condition. That is one reason to get a written inventory and terms rather than relying on chat messages. For a longer or unusual arrangement, review the actual contract with a qualified local professional if anything is unclear.
A low-stress way to arrive
Book a reliable first week in the area you most want to explore. Use that time to work a normal day, try the local coworking options and walk the streets around potential apartments. View properties in daylight. Check noise with the windows open, test the connection and ask about building charges. Compare two or three areas before locking yourself into months of island travel you did not expect.
A monthly apartment should make Florianópolis easier to live in, not simply look good in a listing. The right place is the one where you can take a call, make breakfast, get groceries and still enjoy the coast when work is done. Start with the full price and exact term, then choose the neighborhood and apartment that support that ordinary life.
